M1 Centre Central Plant

Hitachi Screw Chillers

The M1 Centre is a 10 story office building located in the centre of the Adelaide CBD that required an upgrade of original inefficient Chilled Water plant (Est. 1965) with new hi-efficiency Hitachi Screw chillers connected in parallel operating in series and front-end BMS upgrade.

Jaymel Airconditioning were engaged by the client after thorough consultation on viability and sustainability of their existing Central Plant servicing the 10 levels of 195 North Terrace Adelaide. The existing Carrier Chiller originally installed in 1965 was well past the expected life expectancy and proving to be unreliable and very inefficient with repair costs being unsustainable to the client and building conditions unsatisfactory with high tenancy dissatisfaction and complaints.

Jaymel Airconditioning promptly designed a plant upgrade taking into consideration the challenges and client requirements. Significant challenges were overcome in the process including restricted access into the basement plant room, client budget requirements and required timeline of completion, all taken into consideration by Jaymel engineering team.

Jaymel coordinated a complete turn key solution, with minimal disruption to the occupied building ensuring all tenancies continued to trade in acceptable conditions. Jaymel engineering team carried out equipment selection of 3 x Hitachi Water Cooled Screw Chillers (totalling 720kw). This equipment was capable of physically fitting into the elevator to the lower basement plant room whilst providing suitable capacity to the building load and application.

The Jaymel project managed the removal of the existing two-stage Carrier chiller plant to be taken out in small pieces from the basement and ground level. Associated pumps and pipework were removed and the plant room cleared, cleaned and repaired to make way for the new plant equipment to be installed.

Three new Hitachi Screw Chillers totalling 720kw capacity were installed and piped in parallel operating in series to provide 3 stage ramping with each compressor capable of unloading to 25% capacity. The new system has a capable operating capacity range of 62kw to 720kw providing up to 60% efficiency gains from the previous plant. New chilled water pumps and condensing water pumps were installed, piped and modified in conjunction with existing infrastructure.

The new BMS front-end upgrade included a graphical interface with remote access to allow improved usability and control.

The final result of the upgrade results in a very low noise, high efficient (est. 60% less power consumption) plant providing reliability and minimal repair and maintenance costs into the future. Jaymel is proud to maintain high client satisfaction on this project and future proofing the client’s assets.
